Pricing & Booking

Prices range from €750 to €1650 per night depending on the season (Dec-Apr, Jul-Aug, May-Nov). Weekly and monthly rates are available, including a special rate of €24,000/month for long-term stays (3+ months). Minimum stay is typically 3 nights, with 7 nights required during Christmas & New Year.

Terms and Conditions

Welcome to YU Villa Samui. These Terms and Conditions govern your booking and stay at our property. By placing a booking, you agree to these terms, which are designed to ensure your safety, comfort, and compliance with both Thai and European laws.

1. Booking, Payment, and Cancellation

Reservation & Payment: To confirm your booking, you can choose between two payment options at checkout:
– Option 1: Pay a 30% deposit now, and the remaining 70% balance before arrival.
– Option 2: Pay the full amount upfront and receive a 5% discount.
Cancellations: Cancellations made more than 60 days before arrival are eligible for a partial refund (excluding the initial 30% non-refundable deposit). Cancellations made within 30 days of arrival are 100% non-refundable.
Seasons & Pricing: Rates vary by season and occupancy (from 2 up to 12 guests). Minimum stay requirements apply, including a 7-night minimum during the Christmas and New Year peak periods.
Included in your stay: Electricity and water, premium linens and towels, welcome amenities, high-speed WiFi, and final cleaning. (Please note: A standard cleaning fee of €150 – €200 applies per booking).

2. Guest Registration & Thai Immigration Law (TM.30)

Under the Thai Immigration Act, property owners are legally required to report the arrival of foreign nationals within 24 hours. Upon arrival, all guests must present a valid passport and departure card. Copies will be taken strictly for the purpose of the mandatory TM.30 immigration filing. Failure to provide passports may result in the cancellation of your stay without refund.

3. Data Protection & Privacy (DSGVO / GDPR & Thai PDPA)

We take your privacy seriously and comply strictly with the European General Data Protection Regulation (GDPR/DSGVO) and the Thailand Personal Data Protection Act (PDPA).

4. Security Deposit & Damages

A security deposit of €3,000 / $3,240 USD / 117,000 THB is required prior to or upon check-in. This amount will only be authorized on your credit card, not charged. The hold will be released within 7 days of check-out, provided there are no documented costs for damages. Guests are liable for any damages that exceed the deposit amount.

5. Villa Rules & Guest Conduct

Capacity: Maximum occupancy of 12 guests. Unregistered visitors are not permitted to stay overnight.
Prohibited Activities: In accordance with Thai law, gambling, prostitution, and illegal drugs are strictly prohibited. Violation results in immediate eviction without refund.
Smoking: Non-smoking property indoors. Smoking is only permitted in designated outdoor areas.
Noise: Please keep outdoor noise to a minimum between 10:00 PM and 08:00 AM.

6. Governing Law & Jurisdiction

These Terms and Conditions shall be governed by and construed in accordance with the laws of the Kingdom of Thailand. Any disputes shall be subject to the exclusive jurisdiction of the courts of Thailand.
